When's the best time to sell?
Typically the springtime has been the best time to put a home on the market. It’s a time of new beginnings and the warmer weather gets people out and about. Additionally for families with children, they generally prefer to move before school starts, especially if moving to a different school district. Historically, September and October have also been popular months to sell. However, there are always buyers looking for homes all year round, even in trying times our market has recently experienced. If a home is priced and marketed right, it will sell no matter what the season or state of the market. Your agent will evaluate your home, prepare a comparative market analysis and advise you of the best strategy and time for putting your home on the market.
How important is online presence?
90% of home shoppers today use the Internet to start their search for homes. Of course buyers still browse the newspaper real estate section as well as magazines, attend open houses, and get recommendations from friends and family. However, there is no question that your home will get the most visibility by being marketed properly online.
If I close and haven't found a new place, what are my options?
The buyer of your home will expect the keys on the agreed upon date on the contract, but you may be able negotiate a rental of the home from the new owner for a certain period of time. Or you can consider a sublet, a short-term rental or a furnished rental until you find your new home. If possible, try to pick a date for the closing that will give you enough time to find a new home.
