There are a lot of components to consider when purchasing a home.  To narrow down your search parameters consider these key items.

LOCATION
Prioritize areas that are appealing to you based on your needs.  (School, commute to work, accessiblity to freeways, etc.)

BUILDING
Do you prefer a detached or attached home?  Do you prefer condominiums and/or townhouses with certain amenities?

ATMOSPHERE
Functionality, layout, openess, etc.

LIGHT
Natural light, view, windows, balcony, etc.

SPACE
Open concept, high ceilings, bedrooms, bathrooms, etc.

BUYING TIMELINE

Once you’ve started your search and are working with your agent to preview different properties, it’s important to be aware of the timeline of events that generally take place when you’ve found that perfect home. In most cases, once you decide to make an offer, it can take an average of 45-60 days to complete the closing process.

  • Property Search (up to 6 months)
  • Submit Offer (1 day)

  • Mortgage Approval (30-45 days)
  • Escrow Packages Documents (1-2 days)
  • Funds Wired to Escrow (up to 3 days)
  • Recording of Grand Deed (1 day)

In the state of California, an escrow is considered “closed” on the date that the grant deed, transfering title from seller to buyer, is recorded at the County Hall of Records.  There is no closing table, and no settlement room.
