Difference between Home Appraisal and Home Inspection?
As a buyer, it is important for you to have a professional appraisal and inspection. Although they seem similar, they serve different purposes.
An appraisal provides a professional opinion, usually an estimate of market value, to be used in making real estate decisions. Typically, appraisers are employed by lenders to estimate the value of real estate involved in a loan transaction. An appraiser hired by a lender works in the best interest of their client, the lender.
A home inspection is an objective visual examination of the physical structure and systems of a house. Home inspectors are usually employed by the prospective homebuyer. A home inspector hired by a buyer works in the best interest of the homebuyer.
Do I need to attend the home inspection?
It is essential homebuyers make a wise, fully informed purchase decision. An objective opinion on the physical condition of the house, as well as all of its systems, should be a part of that process.
An inspector can provide a comprehensive and unbiased evaluation of the physical condition of the house. With this knowledge, the homebuyer is in a position to make sound judgment on the purchase of the home.
It is suggested that the buyer be in direct contact with the person selected to do the inspection and ask that person for an explanation of his/her qualifications, experience, and the number of years that they have been conducting inspections of homes. The purchaser will also benefit by going along with the inspector when he/she is making the inspection, and therefore, being readily available for an on the spot detailed explanation of what is inspected and its relative significance.
Some items that should be part of the inspection:
- Basic Structure, roofing, drainage, windows, floors, HVAC,insulation, plumbing and electrical.
- Miscellaneous: condition and operation of fireplaces, swimming pools, underground sprinkler system, etc. should also be examined (when possible).
The inspection report is the result of a visual inspection of the premises. It is not a guarantee or a form of insurance. The inspection will not include the inspection of framing or piping that is behind walls.
At the end of the inspection, the inspector will summarize the building condition for the buyer. A complete report will normally be typed and sent out to the buyer within a week following the inspection.
